The Role & Responsibilities

  • You will be a key member of the Compulsory Purchase Team, providing compensation and compulsory purchase advice and negotiating claims on behalf of claimants and acquiring authorities across the country. 
  • Becoming a key member of the Compensation team, with direct client relationship as well as assisting and deputising for senior colleagues.
  • Advising Clients upon compulsory purchase and compensation procedures.
  • Engaging in negotiations on behalf of clients ahead of compulsory acquisition, presenting options and solutions.
  • Preparing and submitting reports and compensation claims. 
  • Adhering to all deadlines set for the completion of work.
  • Maintaining accurate and orderly file records, including computer files.
  • Responding quickly to client enquiries and requirements.
  • Maintaining confidentiality in respect of all work undertaken by the Department and being aware of what is likely to be sensitive information and/or subject to GDPR rules.
  • Understanding and complying with office and company records and procedures and be able to make good use of all the available information contained therein.
  • Understanding and be proficient in the use of all the office technology employed in undertaking valuations.
  • Fostering the professional image of the company at all times.
  • Monitoring correspondence and enquiries on behalf of others as and when required when they are absent from the office referring to such matters as require urgent attention to someone of the authority and experience to deal with them.
  • Developing and maintaining a sound knowledge of Compulsory Purchase legislation and practice.
  • Developing and maintaining a sound knowledge of the agricultural, residential and commercial property markets.
  • Undertaking Continual Professional Development and abiding by the Compulsory Purchase Practice Statement, as required by the RICS.
  • Taking a close interest in the property press and the national press with a view to building up a wide perspective of the property market and related activities.
  • Attend events to promote the department and firm amongst clients and professional organisations. 
    Qualifications & Experience 
  • Degree educated
  • MRICS 
  • FAAV (preferred not essential)
  • At least one years’ experience and post-RICS qualification  
  • Surveyors from rural, general practice, and valuation disciplines considered.

Particular Aptitudes/Skills Required

  • A mix of skills including compulsory purchase procedure, valuation and negotiating techniques
  • An appreciation of wide property types, planning and development opportunities
  • The capacity for accuracy, attention to detail, an orderly approach to work and numeracy.
  • The ability to communicate facts clearly and in writing and to produce reports.
  • The commitment and determination to investigate thoroughly and seek out information necessary for the accurate valuation of property.
  • The ability to comprehend and make use of computers and information technology.
  • Willingness to works across a wide geographical area of England and Wales.
  • Willingness and flexibility to work loyally as part of a team.
  • The personality to engage with other professionals and general public alike in promoting the firm and building profile in a professional manner.

Remuneration

  • A salary of £40,000 to £45,000 per annum (D.O.E.) 
  • Generous Car allowance
