The Opportunity:

Our client is a leading, dynamic, and award-winning property developer, based in Manchester City Centre, whose developments span across the Northwest, from City centres to suburbs, and up & coming areas.

A Residential Development Director is required to lead and deliver development and construction activities, overseeing the delivery of residential and mixed-use projects, from project inception through to completion.

The Candidate:

Primarily, you must have a construction or real estate related degree and/or a property/construction professional body qualification, with circa 10 years’ experience of the direct development management of residential schemes.

In addition, you must be able to demonstrate the following core experiences and knowledge;

  • Managing and overseeing the planning team to process and secure the relevant consents during the planning cycle, whilst managing the relevant professionals
  • Design and Procurement Management and securing of statutory consents and third-party approvals.
  • Negotiation of funding agreements and respective granting funding agreements
  • Negotiation of Agreement to Leases
  • Strong technical knowledge of current design, procurement, and construction technology
  • Good understanding of the real estate development process and appreciation of investor/developer objectives/key drivers
  • Strong project management skills
  • Management and leadership of teams

Role Functions:

  •  Assisting with the sourcing and assessment of new development projects
  • Leading on the production of site development feasibility studies
  • Leading the development, site acquisition, due diligence, and legal processes
  • Supporting and assisting the group finance director on securing funding for developments
  • Devising development delivery programmes and managing and reporting against these programmes
  • Managing the legal process for all development documents (Agreement to Leases, Funding Agreements, Grant Funding Agreements and Land Purchase Agreements)
  • Managing the procurement and legal documenting of all required third party consultant, contractor, and supplier services to facilitate the delivery of the developments.
  • Securing all required statutory consents and third-party approvals and the delivery of developments in compliance with consents and all related conditions
  • Assisting with the reporting of actual performance against project appraisals
  • Building strong relations with the marketing and sales team for developments and coordinating development delivery works
  • Assisting with the regular reporting internally and externally to development partners and funders on progress against programme
  • The safe storing of all key project information to help facilitate the leasing/sale of developments.
  • The creation and implementation of risk mitigation strategies

Experience/Qualifications:

  • Strong proven experience in a similar role (10 years’ experience as a benchmark)
  • Significant experience of strategic planning and managing multi-faceted teams, couple with the vision needed to see, set, and develop future agendas.
  • Experience in new build residential, BtR, PRS (although not essential)
  • Personality to be suited to work within a SME environment and ability to work independently.
  • High levels of business acumen, including a clear grasp of financial models, costings, and budgets, along with the know-how to assess and manage risk.
  • Excellent communication, influencing and relationship management skills, backed by a good degree of personal credibility, stature, and gravitas.
  • A natural management style and collegiate approach to leadership, highlighted by the ability to inspire and get colleagues to positively ‘buy-in’ to your ideas and actions.
  • Strong IT skills Excel (cash flow and appraisal analysis), PowerPoint, Word, Project
  • Strong time management capabilities
  • Capable of building strong relationships with a demanding team
  • Excellent negotiation skills, decision making ability and judgement.
  • Flexible and lateral thinking to deliver projects.
  • Attention to detail whilst also able to maintain high level strategic view of key issues.
  • Clear written and verbal analytical project reporting and communication skills

Remuneration

  • Competitive Salary Package c. £100,000 per annum
  • Lucrative Company Bonus Scheme – potentially 50-75% based on individual & company performance.
