The Role:

Kingsley is retained by an expanding and ambitious property consultancy who, as a consequence of continued growth, are seeking an experienced, enthusiastic and MRICS Associate Director (or Director), to join its’ Northwest team.

The client is looking for an experienced and senior level Property Management Surveyor who can pro-actively manage a varied portfolio and client base, mainly within commercial (mainly Retail, Shopping Centres and Offices) with some residential mix.

You will be joining a dedicated team with a high level of autonomy and client management / leadership opportunities are provided, allowing full involvement in all aspects of managing the expanding property portfolio.

Role Purpose:

  • The Associate Director (or Director) is to be responsible for ensuring that the portfolio of managed buildings is managed effectively, providing exceptional standards of property management for your clients.
  • You shall be the main point of contact for clients, reporting on a regular basis.
  • Also, you shall line manage the teams of Property Manager(s) and Management Surveyor(s) and ensure compliance with all RICS practices and that buildings are compliant.
  • Further, you shall seek and grow the Property Management instructions and ultimately, the fee income.

Responsibilities shall include, but not be limited to:

  • Main client contact, reporting on all aspects of the management of their assets.
  • Prepare regular property reports for relevant stakeholders.
  • Service charge management and all RICS compliance matters.
  • Track expenditure against budget for inclusion in quarterly reports.
  • Line Manage the Management Surveyor(s) and Building Manager(s)
  • Provide exceptional service to our clients and their tenants.
  • Ensure all buildings are health and safety compliant.
  • Oversee communications with tenants and handling of tenant complaints.
  • Identify ways to improve the way Property Management operates including systems and procedures.
  • Participate in the setting of the annual business plan and be actively involved in agreeing the strategy for the department.
  • Assist in growing the business by researching, identifying and following up on new business opportunities.

Knowledge, Skills & Experience

Essential:

  • MRICS – minimum 5 years post qualification experience
  • Commercial and residential property management experience is essential.
  • Excellent understanding of service charge management
  • Excellent communication skills with the ability to build key relationships
  • Ability to work without supervision
  • Ability to prioritise workload
  • Strong record keeping skills
  • Strong understanding of MS Office including Excel and Word

Remuneration:

  • Competitive Basic Salary between £60,000 - £75,000 p.a. (D.O.E.)
