THE ROLE/OPPORTUNITY
Kingsley is instructed by a highly regarded and hugely successful national property company to source an In-House Office Lettings Manager to manage what will be a new flexible workspace centre within one of Birmingham’s well-known office buildings, providing Grade A office accommodation in the heart of the city centre.
The newly created role will be based on-site to lead on the leasing of both traditional and flexible office space - liaising directly with customers, brokers, agents and advisors, to coordinate sales and oversee ongoing customer management.
This is a fantastic opportunity to join the company at an interesting period of transition, allowing the new manager to help shape the future strategy of this part of the business as the office occupier market further evolves.
KEY RESPONSIBILITIES
Marketing, Sales and Negotiation
- Developing an optimal marketing strategy, utilising a variety of methods to maximise product visibility.
- An ability to negotiate and close deals on attractive terms.
- Conduct viewings to showcase the facility in the best possible light.
Business Development
- Looking at ways to enhance business performance.
- Develop strategies to maximise occupancy rates and client retention.
- Identifying new revenue streams.
- Utilising the wider office building on a traditional letting basis when the opportunity presents itself.
Centre Management
- Provision of outstanding customer service, and ensuring the centre is immaculately presented at times.
- Ability to produce and present accurate financial forecasts and operational reports.
- Oversee and manage the centre’s budget, achieving efficiencies and cost effectiveness to maximise profitability.
General
- Ability to work well with other internal departments who will assist with the delivery of wider responsibilities.
- Manage external consultants and suppliers to ensure that a professional service is provided in the most cost-effective manner.
- Competence to manage own workload without supervision.
EXPERIENCE
- Experienced in Birmingham flexible and/or traditional office leasing market with detailed understanding of market dynamics, together with the broader industry and economic context
- Extensive transaction and negotiation experience
- A wide-ranging network and profile across the industry
- Proven ability to build and manage effective relationships with customers and colleagues at all levels, including senior executives
- High level of numeracy and literacy with the ability to evaluate & communicate your findings
- High level of IT literacy
- Proactive and confident
- Excellent communication skills
- Able to handle several tasks simultaneously
- Commercial awareness with the ability to identify opportunities
REMUNERATION
- A basic salary of circa £50,000 per annum (D.O.E.)
- Lettings based commission
- Discretionary annual performance bonus
- Initial 25 days holiday (increasing with service) & bank holidays
