THE OPPORTUNITY

Our client’s lease advisory team are market leaders in their field, being one of the largest teams in London, and they are looking to build upon continued success in expanding the team further by recruiting a Lease Advisory Surveyor to work within the industrial & logistics team.

The team has a range of clients spanning FTSE 100 REITS, Property Companies, high net worth individuals, developers, institutional funds and occupier/tenants.

ROLE OVERVIEW

  • The role provides for great exposure to clients of various types giving the surveyor a breadth of knowledge, understanding and key client requirements in the sector The role will assist on lease advisory matters throughout the country.
  • Being aware of the links across the wider department particularly between sub teams in Retail & Leisure, Land and Living.
  • Taking an active interest in business development, including use of social media to promote the firm
  • The surveyor will be expected to be able to prioritise work successfully, as the team have many clients and instructions at varying stages at any given time.
  • The surveyor should be able to manage their own diary.
  • The role may include site visits, industrial building inspections and secure environments so a positive attitude to the health and safety of all and discretion is of importance.
  • The role will provide an excellent insight to a leading industrial team giving a varied workload within a professional but informal framework.
  • The role will be assisting with the above on a day-to-day basis, primarily supporting the Partners.

MAIN DUTIES, RESPONSIBILITIES, ACCOUNTABILITIES

  • Arrange and conduct site inspections and measurements surveys
  • Put together / keep up to date comparable evidence schedules
  • Analysing lease documents and identifying clauses affecting value
  • Assist with preparing pitch documents, client reports, expert witness reports etc.
  • Ability to accurately assess market rent of the subject premises.
  • Negotiating rent reviews / lease renewals
  • Drafting quoting rents, Calderbank offers, Memoranda and Heads of Terms.
  • Attend and assist with preparation of meetings
  • Research to assist winning new business and opportunities
  • Obtaining market knowledge and securing key contacts in the market both client side and at agency firms.

DESIRED KNOWLEDGE, SKILLS, EXPERIENCE & QUALIFICATION

  • RICS Qualified
  • Excellent communicator, especially via written reporting
  • Ability to manage a varied case load
  • Driven to succeed as a key part of the Industrial & Logistics work stream within the Commercial Agency & Advisory department
  • Team player
  • High service delivery skills
  • Full driving licence and access to a car
  • Knowledge of the Landlord & Tenant Act, rent review and lease processes.
  • Previous experience of industrial sector and/or lease advisory would be preferable.
  • Enthusiastic and ambitious

Remuneration

  • Basic Salary from £40,000 to £45,000 per annum (D.O.E.)
